The El Yunque rain forest is 20 minutes away, and world-famous Luquillo Beach is also 15 minutes to the East. Las Croabas with its bioluminescent bay is close by, as is the Las Cabezas de San Juan Nature Reserve. So is Fajardo, starting point for ferries to Culebra and Vieques, for day sails to some of the uninhabited islands East of Puerto Rico, and for scuba diving and boat rentals.

A car is recommended. 2 Parking spaces provided for guests.

Rental Agreement

This Vacation Rental Agreement (the “Agreement”) is made by and between The Marco Polo Collection (“Marco Polo”) and Guest. When Guest initiates the reservation and make the initial payment Marco Polo will automatically send Guest a printable version that includes the address and full details.

For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Property Location: Is as described in the listing.

Term of the Rental: The rental begins at 3PM on the Check-in Date and ends at 10AM on the Check-out Date.

Property: The property is fully furnished and includes all needed kitchen utensils and equipment, dishes, linens and towels. It also includes beach towels and beach chairs.

Identification: Guest agrees to provide his/her age and a copy of a government-issued identification containing a photo and address as proof of identity. This ID must be provided within 24 hours of booking the property, or 24 hours prior to Check-In, whichever occurs sooner.

Minimum age: Guest must be 25 years old or older, unless Homeowner grants a waiver in writing.

Guest address: Guest shall provide his/her full address within 24 hours of booking the property, or 24 hours prior to Check-In, whichever occurs sooner.

Contact Information: Guest shall provide a contact phone number and an email address within 24 hours of booking the property, or 24 hours prior to Check-In, whichever occurs sooner. These shall be used during Guest's stay in order for Marco Polo to communicate with Guest.

Rental Party: The rental party shall consist of Guest and other persons Guest has notified to Marco Polo. Guest agrees to provide the names and ages of the other persons within 24 hours of booking the property, or 24 hours prior to Check-In, whichever occurs sooner. Changes are allowed. Guest shall advise Marco Polo of any changes in writing, and these must be confirmed by Marco Polo.

Additional persons: The normal maximum number of persons allowed to stay in this property is shown in the listing. Additional persons may only stay with written authorization of Homeowner, and there will be an additional charge per person per night.

ID Bracelets: In order for Guest and Rental Party to access the property and the pool areas Security requires the purchase of identification bracelets that must be worn by all members of the Rental Party. There is a one-time charge, as shown in the listing, for the acquisition of these bracelets.

Rental Rules: Guest agrees to abide by all terms contained in this Agreement, as well as House Rules posted in the property, at all times while at the property, and shall cause all members of the rental party and anyone else Guest permits on the property to abide by these terms and House Rules at all times.

Access for Marco Polo: Guest shall allow Marco Polo access to the property for purposes of repair and inspection. Marco Polo shall exercise this right of access in a reasonable manner.
Smoking & Pets: This is a NO-SMOKING property; smoking is not allowed. Also, pets are not allowed in the property under any circumstances. Firearms or illegal drugs are not allowed under any circumstances.

Keys & remote control: Two sets of keys will be delivered to Guest upon arrival.

Consumables: Marco Polo shall stock the property with enough consumables (toilet paper, Bounty, detergent, soap etc.) to last for the first few days of Guest’s stay. After that Guests shall provide these items.

Acts of God: Marco Polo is not responsible for service failures of utilities (electric power, water or TV/internet). Marco Polo is also not responsible for weather-related issues, unless the property is unusable due to a weather event.

Insurance: Marco Polo encourages Guest to purchase travel insurance to cover these issues.

Cancellation by Marco Polo: Marco Polo may cancel this Agreement at any time before or during Guest’s stay if:
1 - Guest repeatedly or flagrantly violates the terms of this Agreement or the House Rules.
2 - Actions of Guest or members of his party require the intervention of police or Security.
3 - Guest fails to make Second or Third Payments within 2 days of the due date. This shall be construed as a cancellation of the reservation by Guest at that time.

Events beyond Marco Polo’s control: In the event that the property becomes unsuitable for rental between the date of booking and the date of Guest’s arrival, Marco Polo shall make every effort to provide a suitable alternative for Guest. Should this not be possible Marco Polo may cancel this Agreement at any time before Guest’s stay and shall refund all monies paid, with no further liability to Guest. Reasons for this may be, among others:
1 - Property is rendered unusable by fire, earthquake, weather event or other Act of God.
2 - Property is sold or foreclosed.
3 - Property is rendered unusable by damages or actions caused by others.
4 - Property is declared unusable by a court, government agency or other entity with the power to do so.

Security Deposit: The Refundable Security Deposit shall be refunded within 10 days of the Checkout Date provided no deductions are made due to:
1 - Damage to the property or its furnishings, beyond normal wear and tear.
2 - Dirt or other mess requiring excessive cleaning. NOTE: If the premises appear dirty or damaged upon Check-In Guest shall inform Marco Polo immediately.
3 - Pets on premises without prior permission.
4 - Persons in the property who have not been reported to Marco Polo.
5 - Lost keys or remote control units.
6 - Failure to adhere to this Agreement or House Rules.
7 - Any other excess cost incurred by Marco Polo as a result of Guest’s use of property, beyond normal wear and tear.

Payment Schedule: Payments shall be made by guest as per payment schedule shown in this property listing.

Cancellations by Guest: See Cancellation Policy that is provided with this listing site.

Any changes to this Agreement shall be made in writing and must be agreed to by both parties.

Special attention is drawn to the clauses on payments, cancellations, insurance and refunds.

Payment Agreement

First payment, at time of booking: Half of rental plus full cleaning fee. Payment is made directly to The Marco Polo Collection.

Second payment, 60 days before arrival: Refundable deposit, plus 7% tax and any fees for extra services requested by guest. Payment request will be sent by The Marco Polo Collection.

Third payment, 30 days prior to arrival: Second half of rental. Payment is made directly to The Marco Polo Collection.

For bookings made less than 30 days prior to arrival, all 3 payments shall be due at time of booking.

For bookings made 30-60 days prior to arrival first and second payments shall be due at time of booking.

Reservation is only confirmed once first payment has been received, and may be cancelled at any moment up to then. Failure of Guest to make second or third payment within 2 days of the due date shall be considered as a cancellation of the reservation by the Guest at that time, although Marco Polo will send a reminder before cancelling the reservation.

Cancellation Policy

The guest will be refunded 100% of the total cost if the cancellation happens at least 60 days before the checkin

The guest will be refunded 50% of the total cost if the cancellation happens at least 30 days before the checkin

House Rules

Minimum age requirement for main guest is 25 yrs. A photo Id will be requested from main renter in order to confirm the booking.

Suitable for children.

No pets and no smoking allowed.

Guests are expected to behave well, taking neighbors into consideration and are expected to take great care of the unit.

Upon confirmation of the reservation additional information will be requested for rental agreement.


  1. As you drive out of the airport you will pass an underpass under one of the taxiways. You want to head east on Rte. 26 (more commonly known as Avenida Baldorioty de Castro). Take the second turnoff to the right – the signs say “Fajardo” and “Carolina”. This puts you on Route 26.

  2. If you are coming from points further West (Isla Verde, Old San Juan or the Condado) you pass the main airport entrance. The airport is to your left.

  3. As you drive around the airport on Rte. 26 the runway will be on your left.

  4. After about 3 miles there are several turnoffs to the right in rapid succession (onto Route 3, Carolina and other points). Stay in one of the two left lanes on Route 26, as it becomes Route 66.

  5. After Route 26 becomes Route 66 you pass through a toll station. The express lanes are on the left.

  6. After about 11 miles Route 66 comes to an end at a stop light at Route 3. There are 3 lanes. Stay in the middle lane and continue straight, crossing over Route 3, past the stoplight, onto Road 187N.

  7. Cross a small bridge. About 150 yards beyond it is a small rise and Route 187 splits - bear right.

  8. As you pass along the outskirts of the town of Rio Grande the main part of town is to your left.

  9. After about 2 miles down a tree-covered road you come to an S-turn to the right, across a small concrete bridge.

  10. Just past that is the entrance to the St. Regis Bahia Beach Resort, on your right. (You are at Km 26.0).

  11. Continue 1/2 mile, passing the Berwind Beach Resort on your right.

  12. You are now at the coast. The road curves to the left, crossing over a small bridge as you enter the outskirts of the village of Loiza.

  13. After about 500 yards there is, on your right, a yellow and blue 3-story building. It has a large antenna on the roof. Slow down. (You are at Km 23.9. If you get to Km 23.7 you passed the entrance.).

  14. After 100 yards, before you get to a small white church on your right there is a yellow house on a corner and a road. Turn right, leaving the yellow house to your left and the police station to your right.

  15. The security gate is 75 yards away. Enter through the middle lane.

  16. At the security gate identify yourself at the intercom and indicate that you are guests at unit 4503. You will have been pre-registered so you can access the property.

  17. After about 100 yards turn left at the first parking area and at the end turn right.

  18. After about 200 yards pass a traffic circle with palm trees in it.

  19. Immediately you will find 2 parking spaces marked "4503" on your right (5th & 6th spaces). Park here.

  20. Walk to the building on the left, to the first entrance on the left. Go to the third floor, the unit is on your right.

  21. The front door has the number 4503 by it. To the right, on the wall, is a lock box. Lower the cover and enter the 4-digit code that you have been given. There is a little lever to the left of the tumblers; press it down and the lock box opens, and the emergency set of keys with a green tag is inside.

  22. Use these keys to open the apartment. Inside it you will find 2 sets of keys on the table, one with a blue tag and one with a red tag, and also a remote control unit for the parking gate. Please return the lock box key set (green tag) to the lock box, this is the emergency set. Scramble the code.

  23. Each key set consists of 3 keys, 2 for the front door of the apartment and one that provides access to the gate to the beach.
